The Chatfield Corners Owners Association is still active and all governing documents are still in full effect.

To save owners money, the Board of Directors entered into an agreement between the Owners Association and Metropolitan District granting the District power to administer the duties (DRB, covenant enforcement, etc.) usually done by the HOA. The Owners Association budget for 2023 is $0, and there are no dues for 2023. That does not mean that the Owners Association will not, at some point in the future, have a budget and need to charge dues again, although the Board is working very hard to make sure that does not happen. Please be sure to keep your contact information up to date with the Association in the event we need to get in touch with you.

Financial Information

The offices of Marchetti & Weaver, LLC perform all accounting functions for both the District and the Association.  Budgets and audits (if applicable) are shown for each entity.


Here you will find several years of meeting minutes for both the Metropolitan District and Association.  Minutes are not posted to the website until approved by the Board.



Residents should request a locate several days before project start to avoid delays. To Request a locate, go to or call 811 or 800-922-1987

Construction & Alterations

All construction including fences, outbuildings and remodels, must be approved by the Design Review Board. This also includes requests for paint color choices and other minor alterations or additions.

Minor Additions and Alterations

For any request that includes a variance to the current guidelines, please complete the Variance Design Review Submittal form. For minor additions and alterations, such as fences, sheds, painting please complete the Design Review Submittal Form - minor additions/alterations. Please email the completed form to [email protected]. Only completed submissions will be submitted for review. Please allow at least two weeks for review of your submission. No construction, installation, or painting may begin until you have received notification of approval from the Design Review Committee.

New Homes, Major Additions and Remodels

The Design Review function for new homes, solar panels, and major remodels or additions in Chatfield Corners are managed by Leah Mayer with LKSM Design, PC. Please complete and email the Design Review Submittal Form-New Homes below to Leah to begin the review process. Design review fees and deposits listed on the Design Review Submittal Form are subject to change. Covenant Enforcement: How to Guide

Covenant Enforcement: How do I report a potential violation?

The District needs to have a written report of any complaint or alleged violation. The report need not be handwritten; an email is acceptable. In the report we will need the following:

1. Your full name and contact information (anonymous complaints cannot be investigated). This information is kept confidential.
2. Confirm property address(es) and/or owner name(s) for each alleged violaon.
3. provide a brief statement describing the alleged violation (s)
4. Date alleged violation occurred (date stamp on pic/video)
5. Documentation of actual observation of the alleged violation (s) such as pictures or video, preferably date stamped.

Once all these have been collected, please send to [email protected]

Certain violations or situations can be more quickly addressed by and handled by authorities other than the Association. You may still file a complaint with the District however we encourage you to contact the following as well: 

• For emergencies or health and safety issues, call 911.

For non-emergency health and safety issues, contact the Town of Gypsum: 970-524-7514 or Eagle County Sherriff 970-479-2201 or [email protected] 

• Animal and pet complaints: Eagle County Animal Services, 970-328-3647. To file an online complaint: Eagle County Animal Services

Title 6 of the Gypsum Municipal Code addresses topics such as, failure to prevent animals/pets from threatening livestock or wildlife, persistent barking, accumulation of feces, vaccinations, and neutering.
